Services
As-built surveys are performed at the completion of a construction project in order for the property owner to obtain a CO (Certificate of Occupancy).
The surveyor will locate all new improvements on the property and provide the as-built data to the appropriate governing jurisdiction.
The governing jurisdiction will use the surveyed data to determine compliance with the original design plans initially approved and permitted by said jurisdiction.
The level of detail on this survey is dependent upon the jurisdiction in which it lies.

This type of survey is also known as a mortgage or loan survey as it was traditionally what would be provided at a home loan closing.
The survey crew will visit the property to collect the necessary data.
From this data, a scale drawing (plat) is drawn which illustrates property lines, bearings and distances along these lines, and total acreage.
The survey will also show any improvements that may exist, such as buildings, driveways, fences, pools, etc.
This type of survey will also show encroachments on site if indeed any exist.

This option may be chosen if the property owner only needs to find his property corners.
The survey crew will survey the boundary to ensure that the corners found are correct and mark them well with pink flagging.
While this is less expensive then a full boundary survey, it is not dramatically so; therefore, the client may want to order the full boundary survey instead.

It is often desirable for one or more boundary lines of a property to be physically marked.
This may be due to the proposed installation of a fence or other improvements near the boundary, to settle disputes between adjoining property owners, or merely to clarify where the property line really lies.
This can be especially important on property lines that are very long, or which traverse hilly or overgrown terrain.
Generally, we place wooden stakes every 50 feet but can place them as far or as close together as the client desires.

Once a building or parking lot is built the rainwater will run off that property at a much faster rate, affecting everyone downstream.
If the run off is not controlled it will cause flooding.
Look in the roads and parking lots the next time you are in a rain and it is obvious which sites were developed by an engineer who had a good topographic survey furnished by a surveyor.
This type of survey is used to determine the elevations throughout a piece of property.
A surveyor locates the physical features that exist on site, including natural features such as trees and streams, and man-made features, such as buildings or roads and provides vertical information with the relative heights of the ground and other identified features.
