We will provide you with a High Quality Survey every time, our Procedures demand it AND because you expect it! The County mapping with regards to Property Lines does NOT identify Ownership or Property Boundaries. Every County mapping website has a disclosure to users that the maps are not accurate and that a Survey must be completed to better determine Property ownership.

The county mapping has no requirements as to how or where to obtain the information from, to draw the property lines as shown on the mapping websites. NEVER ASSUME THE MAPPING ON THE WEBSITES ARE TRUE AND OR ACCURATE, BECAUSE THEY ARE NOT! And if you assume that county mapping is accurate you may make a big mistake. Please call a Surveyor to make sure where your Property Lines are!

The County mapping is only schematic at best, and is used for taxation purposes and your deed is what your Title Company is insuring and what you have Title to. It is possible that your title differs from what you own. And that is a great reason to get a survey to better illustrate and identify what you own BEFORE you buy property.

Our proposals are detailed in what we provide, if you don't think your needs are being met please ask and we can revise our service to you.
If you avoid asking questions and realize what you received wasn't what you wanted it will cost even more for us to come back out to your property and provide to you what you need as opposed to letting us know up front.
Every time we release a Survey Map we introduce new liability on the business and the Surveyor who prepared the map with regards to everything that is on the Survey Map being "updated".

Does quality matter when you build a home?
An ALTA Survey is an American Land Title Association Survey and is required when Title matters.
This type of survey is commonly done for many if not all commercial property sales.
In a survey like this it uncovers evidence that can only be identified by a Survey and a site inspection by a Professional Land Surveyor.
In most situations where an ALTA Survey is required Banks, Lenders, Title Company, and or Attorneys want a Title Survey (ALTA Survey) completed.
This kind of survey helps re-assure to the lender that the mortgage/investment is protected against property line disputes, encroachments, unauthorized access to the property, code compliance, etc.
FEMA is the Federal Emergency Management Agency which in the life of a Land Surveyor FEMA's duties are to Manage the risk of current and future flooding by having certain policies in place.
FEMA receives Flood Data from the local communities and other data that they have obtained, and map their results.
These results are not specific to any one property, they are results that identify overall flooding.
These results are what 3rd party agencies use to determine whether or not properties are in a flood zone.
