Services
In 1958, Franklyn C. Gluckler, Professional Land Surveyor, established his firm in Hackensack, New Jersey and later became one of the earliest licensed Professional Planners.
In 1965, the firm acquired the ancient records of a long-time surveyor Lemuel Lozier and his firm Lozier, Zabriskie & Van Keuren, which are used even today to accurately re-establish property lines.
This information enables the firm to precisely verify much of the surveying information in the Northern New Jersey area.
After being associated with the firm for over 30 years, Scott Den Bleyker, BSLS, PLS became a partner in 1996, and the business was renamed Gluckler & Den Bleyker.
The average homeowner rarely thinks about hiring a land surveyor.
Typically, when purchasing a home in New Jersey, a buyer's lawyer or the title agency contracts the surveyor to do a title survey of the proposed property for purchase.
This is one of the most significant documents you need when purchasing a home because a survey will identify any issues regarding boundary lines, property corners and anything that may be encroaching on your property.
Your property is delivered as a map that locates all buildings, fences and other structures on the property as well as improvements on adjacent properties.
The most common survey, a title survey land surveying companies perform is a map locating all buildings, fences and other structures on the property as well as improvements on adjacent properties.
This type of land survey is particularly important in real estate purchases so you can identify any issues that could adversely affect your boundary lines.
At Gluckler & Den Bleyker, land surveying is what we do; it is not an add on service.
In New Jersey, a title survey, by law, includes the setting of property corner markers.
Any building in a flood plain, as determined by the Federal Emergency Management Agency (FEMA), may require flood insurance.
If the proximity to the flood zone is in question, the property owner can order a flood elevation certificate to determine to what extent the property is at risk of flooding.
According to FEMA: A community's permit file must have an official record that shows new buildings and substantial improvements in all identified Special Flood Hazard Areas (SFHAs)are properly elevated.
