Services
A boundary survey and drawing (plat) which meets the requirements of ALTA (American Land Title Association) and the ACSM (American Congress on Surveying and Mapping) and incorporates review of the Title Search provided.
ALTA surveys are typically required for the purchase or sale of commercial property.
The final ALTA survey will reflect the minimum standards as outlined in Table A as provided by the client.
This survey reestablishes boundaries of a parcel using its legal description.
All property corners are either found or set and are displayed on a drawing (plat) along with all the permanent structures, above-ground utilities and any encroachments.
Easement - the privilege of using something that is not your own (as using another's land as a right of way to your own.)
Usually an easement has a special purpose and gives the owner of the easement right to "trespass" on the landowners property in order to maintain the easement or utility covered in the easement.
Encroachment - to intrude unrightfully on someone else's rights or territory.
This is when a building or some portion of it, or a wall or fence, extends beyond the boundary of the owner and illegally intrudes on the land of an adjoining owner.

A boundary survey can determine if there are any easements for utilities such as water, sewer, drainage ways, power lines, etc. on your property.
A boundary survey identifies any encroachments like driveways, fences or buildings on the property or crossing any of your boundary lines.
A property survey and drawing provide you the exact property line measurements and the precise locations of all structures (houses, barns, etc.), fences, or driveways related to those property boundary lines.
A boundary survey can provide markings along your property lines which allow you to put up a fence on your property boundary line in the correct location so that you don't encroach on another property or leave too much space between the fence and the boundary line.
What is a Topographic Survey?
Much like any other type of survey, a topographic survey, or topographic survey for short, is done to locate natural and man-made features on a particular parcel of land.
This is sometimes called planimetric features or things you can see from a plan view as if you were hovering over the site.
The topographic survey usually also includes any man-made underground features, like utility lines.
The topographic survey will also show above ground improvements like buildings, utility poles, retaining walls, etc.
