When applying for a building permit in most cities or counties, a "site plan" or "plot plan" is required as part of the building plans prepared by an architect or civil engineer.
The PLOT PLAN shows the existing conditions and the proposed construction with distances to the property lines known as "setbacks".
For drainage or other site considerations, a topographic survey may be ordered by the architect or engineer for foundation location.
Some jurisdictions also require an Improvement Survey or a Boundary Survey for a plot plan.

Steps to prepare the Boundary Survey or LSP are similar to the ILC; a title commitment is preferred as a prerequisite, supplied by the client or realtor, but is not absolutely necessary.
Commonly known as "boundary surveys" or "pin surveys", this work requires strict adherence to specific laws and standards.
These are defined by the Colorado Revised Statues, the State Board of Registration and the accepted standards of practice.
Initial research is based on City or County websites such as Assessor, GIS mapping or Clerk and Recorder but is not as extensive as would be provided in a title commitment.

The AMERICAN LAND TITLE ASSOCIATION, together with the NATIONAL SOCIETY OF PROFESSIONAL SURVEYORS, has developed a nationally promoted and standardized checklist for IMPROVEMENT SURVEY PLATS.
This rigorous list, called "TABLE A", requires that the realtor, mortgage lender or person ordering this type of survey authorize this optional list of 21 specifications (most of which are already covered by Colorado State Statues) which may be negotiated between the surveyor and the client.
Due to the extensive checklist, and the use of the "trademark" of ALTA/NSPS, these kinds of surveys are generally ordered for commercial property and require that a title commitment, along with the "Table A" be furnished to the Professional Land Surveyor when the survey is ordered.
