Established in 2015, we are a firm with over 40 years of combined land surveying experience performing such surveys as: Certified Plot Plans, Property Line Stakeouts, Boundary Surveys, Construction Layout, Elevation Certificates, Monitoring/Deformation Studies, ALTA/Title Insurance Surveys, Tower Surveys and FAA Certificates, As-Built Surveys, Topographic Surveys, Condominium Plans, Existing Conditions Surveys, etc.

Our expertise allows us to provide timely and reliable land surveying services to homeowners, developers, architects, engineers, attorneys, construction managers, general contractors, landscape architects, consultants, banks and realtors. Education: Bachelors of Science in Civil Engineering from the University of Massachusetts in Amherst in 1996. Bryan is a licensed Land Surveyor in Massachusetts, Maine and Oregon and has extensive experience managing a wide range of projects.

Education: Certificate in Land Surveying from the University of Massachusetts Lowell in 2010. Wentworth Institute of Technology from 2017-2018.
Services
Our State of the Art Equipment consists of a Leica TS12 2 Robotic Total Station, Leica CS15 Field Controller and Leica GS15 GNSS Receiver which is Glonass, Galileo and GPS capable.
In most cases our Leica TS12 Robotic Total Station allows one person to do the work of a conventional two-man field crew, which keeps our costs down and fees competitive.
Our Leica GS15 GNSS Receiver and CS15 Field Controller enable us to acquire Real-Time Kinematic (RTK) positional corrections which provides us with the ability to quickly establish highly accurate horizontal and vertical control even in remote locations.
A Property Line Stakeout consists of setting permanent and semi-permanent markers at the property corners as well as points along the property line.
A Property Line Stakeout may be necessary to resolve a property line dispute between adjoining property owners or for the installation of a new fence or to know the limits of ownership for landscape design and maintenance purposes.
Due to the fact more and more cities, towns, landscape architects and fence companies are requiring a Property Line Stakeout prior to issuing permits or undergoing any sitework, it is strongly recommended to have one done prior to undergoing any construction or site grading near the extents of your property.
A Boundary Survey is a process carried out by a Professional Land Surveyor to determine property lines and define the true boundary of a parcel of land as described in a deed.
A deed may only provide a vague description of a property, making it necessary to perform a proper field instrument Boundary Survey of the perimeter along with a comparative analysis of the record information.
A plan showing the boundary along with an updated deed, can be recorded at the Registry of Deeds or simply kept by the client for their own records.
A Topographic Survey is a Survey that gathers field data of the ground elevations on and around a property and presents this data as contour lines on a plan which provides a horizontal depiction of the vertical nature of the terrain and usually needs to be based on a known vertical datum such as North American Vertical Datum of 1988 (NAVD88), National Geodetic Vertical Datum of of 1929 (NGVD29), Boston City Base Datum, etc.
