An ALTA (American Land Title Association) Survey is a boundary survey prepared to a set of minimum standards that have been jointly prepared and adopted by the ALTA/ACSM (American Congress of Surveying and Mapping).
Additionally, an ALTA survey shows improvements, easements, rights-of-way, and other elements impacting the ownership of land.
An ALTA Survey is typically prepared for commercial properties, as it provides the title company with the information required to insure the title to the land and improvements to the high degree that a commercial developer may require.

A Boundary Survey determines the property lines of a parcel of land described in a deed.
It will also indicate the extent of any easements or encroachments and may show the limitations imposed on the property by state or local regulations.
A boundary survey is strongly recommended before buying, subdividing, or building/improving on land.
Surveying the parcel before these activities ensures that the expense and frustration of defending a lawsuit, moving a building, or resolving a boundary dispute can be avoided.

A Mortgage Location Survey is not a boundary survey.
It is merely a surveyor's opinion that the buildings and major improvements "appear" to be located on the property described in the deed.
Many lending institutions require this inspection to check for various problems with the parcel such as encroachments, zoning violations, and the need for flood insurance, but it does not determine whether the boundaries, as described in the existing deed, are correct.
Mortgage Location Surveys are commonly required for residential properties.

A Flood Elevation Certificate is a document prepared by an Engineer, Surveyor, or qualified person that will provide data to help properly rate properties for flood insurance.
An Elevation Certificate can determine where, precisely, your home is located in relationship to the Base Flood Elevation.
You may want to obtain a flood certificate if your property lies in a flood zone.
The Flood Disaster Protection Act of 1973 requires flood insurance to be purchased for properties in Special Flood Hazard Areas prior to the owners receiving any type of direct or indirect federal financial assistance.

Topographic Surveys provide a 3-dimensional model of the site.
These surveys are conducted before and/or after the development of a site.
Topographic land surveyors are highly skilled and use a variety of tools and methods to measure the elevation of various points across a specified piece of land.
The plans are very detailed and clearly illustrate the shape of the land.
Some of the features included are buildings, trees, fences, surfaces, levels, roads and rivers.
We are ready to serve you.
